She wanted to\nsell the property but couldn\u2019t find a buyer. <\/p>\n\n\n\n<p>The reason? Environmental concerns. It\u2019s something that can happens to <a href=\"https:\/\/www.environmentalpollutioncenters.org\/gas-stations\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">properties located near gas stations<\/a>: Gas stations can release toxins into the surrounding air and soil. The toxins may pose a danger to nearby residents. Cleanup can be costly.<\/p>\n\n\n\n<p>With all this in mind, Marlene reached out to <a href=\"https:\/\/www.kars4kids.org\/real-estate\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"Kars4Kids (opens in a new tab)\">Kars4Kids<\/a>: would we be willing to accept a donation with environmental issues?<\/p>\n\n\n\n<p>We took a look, which began with\nus doing due diligence to confirm the environmental status of the property.\nThere was, indeed, an environmental problem. But it was still a property with\ngreat potential, and we just knew that someone would have the funds to deal\nwith the cleanup, and make the property safe. <\/p>\n\n\n\n<p>After that? We had a hunch the property would turn a terrific profit for some lucky buyer.3<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Donating commercial Real Estate to Charity worked out well for Marlene and Kars4Kids<\/h2>\n\n\n\n<p>So we accepted the donation from\nMarlene. The property is now listed for sale with a local broker.
